Flipping Houses: “”What Do I Say When They Call?”

Here’s a question I got awhile back:
“Maestro, I just wrote on my bandit signs, “I’ll buy your house cash call now.  Do I place them in busy intersections and just wait for the phone to ring?  I also created business cards to hand out.  What do I say when they call?”
Great questions!  Let’s get into it…
OK, first, great job with the signs.  There is one word that must be on your bandit signs… or you’ll be waiting for them to call for a long, long time.  And, that word is… CA$H.  So great job with that.
Two, yes, you put them in busy intersections.  However, you want to be strategic about the placement, or you  could be wasting some signs… and your marketing dollar along with it.  So, take some time to scout out the best streets and intersections.  The key is to maximize the exposure of the signs (where will they get the most eyes on them) and also in areas that you want to buy in(distressed areas).  Combine those two and you havea winner…
Now, here’s the trick with the business cards.  First, make sure your cards are a bright color and say exactly what you do.  In fact, the front of your card can look exactly like your bandit signs… color and all.
But, what about the back of the card?  Here’s a nice little trick.
On the back of the card, print this:
Know Someone Who Needs To Sell Their House?I’ll Pay You $500 CA$H At Closing For Referrals!
I actually think it’s illegal to pay someone for referrals. But, who’s paying attention?
Pass out two cards to everyone you meet.  Tell them what you do and how you can help them.  And, when potential sellers call, make sure you have a list of  questions (lead sheet) in front of you, that is going to acquire all of the information you need to evaluate the deal and ask away…
Now get out there and flip something!
